Freeland has requested a rezoning for 1.5 acres of <br /> land located along Faucette Mill Road (SR 1328) north of <br /> Hillsborough. The purpose of the request is to permit higher <br /> density residential development than is presently allowed. <br /> The property in question is Lot 25 Block A of Orange County Tax <br /> Map 5, Hillsborough Township. The present zoning <br /> classification is (A-R) Agricultural-Residential, while the <br /> requested designation is R-4, 4 residential units/acre. <br /> The Land Use Plan for this property was amended on January 7, <br /> 1985. The designation was changed from Agricultural <br /> Residential to Ten Year Transition. <br /> IMPACT: Approval of the request would allow a density of 10,000 sq. ft. <br /> per dwelling unit instead of the 40,000 sq. ft. that is <br /> presently allowed. <br /> A 1984 traffic count on Faucette Mill Road indicated a traffic <br /> count of 500 trips per day. If this 1.5 acres is developed at <br /> an R-4, density an additional 40 trips per day would be added to <br /> the road. DOT has indicated that driveway access should be <br /> determined in compliance with sight distance requirements. <br /> RECOMMENDATION: The Planning Board recommends denial on the basis that the <br /> criteria for rezoning have not been satisfied. <br />
