Obt Building. All spaces in the lower lot shall be reserved for use by the <br /> Town. <br /> 5. Alterations. Internal partitions, room dividers, and similar fixtures <br /> may be removed or added to, at the County's sole expense, with the prior <br /> written approval of the Town Manager, which shall not unreasonably be <br /> withheld. The 2bwn reserves the exclusive right to authorize or approve <br /> repairs, renovation or alterations of the exterior of the Old Police <br /> Building. <br /> 6. Responsibilities of the County. In addition to the other covenants and, <br /> conditions of this Lease to be abserved by the County, and County shall have <br /> the following responsibilities with respect to the Lease Premises: <br /> a. The County shall be responsible for the proper security and safe- <br /> keeping of the Leased Premises. <br /> b. The County shall provide all routine janitorial services for the <br /> Leased Premises. <br /> c. The County shall provide and maintain such number of air condition- <br /> , ing units it deems appropriate or advisable. <br /> d. The County shall perform all cleaning and painting of the interior <br /> of the Lease Premises necessary to make such premises presentable <br /> and usable in a safe and sanitary manner by the County. <br /> e. The County shall at its own expense install such new locks within or <br /> providing access to the Lease Premises as it desires, provided that <br /> one key for each lock shall be delivered to the Town Manager. Each <br /> key delivered shall be marked or tagged to identify the lock which <br /> the key operates. <br /> f. (1) The County shall pay as Additional Rent hereunder the TOwn's <br /> excess utilities costs. The Town Public Works Department and <br /> its Purchasing Agent shall project the Town's estimated reason- <br /> able utilities costs for the fiscal year commencing on July 1, <br /> 1985, projected by quarters. Such projections shall be bona <br /> fide, good faith estimates of the Town's actual projected utili- <br /> ties costs for the former Police Building; such projections <br /> shall be consistent with comparable assumptions used in deriving <br /> the adopted Town budget for the 1985-86 fiscal year. <br /> (2) The County shall pay as Additional Rent hereunder, the amount, <br /> if any, by which the Town's actual utilities costs in any <br /> quarter for the Old Police Building exceed the Town's projected <br /> reasonable utilities costs for the same calendar quarter of <br /> fiscal year 1985-1986. The Additional Rent shall also be paid <br /> if such utilities costs in any calendar quarter of fiscal 1985- <br /> 86 exceed the Town's projections for that quarter. <br /> (3) The Town shall bill the County for Additional Rent due hereunder <br /> within 30 days after it receives accurate bills for all utili- <br /> ties for the applicable quarter. The Town shall provide such <br /> documentation supporting its calculation of Additional Rent as <br /> the County has received an accurate invoice for Additional Rent. <br />
