An employee in this class reviews plans <br /> for site development and inepecte building sites to discover and prevent <br /> violation of the zoning ordinance, the subdivision regulations, and the flood <br /> hazard ordinance. Work includes preparing minutes of meetings of the board of • <br /> adjustment. Tact and courtesy are -essential in frequent contact with the <br /> public. Work is evaluated ih discussions, by observation, and by review of <br /> records and reports. <br /> • <br /> ILLUSTRATIVE EXAMPLES OF WOM <br /> Reviews applications,for approval of major subdivisions; informs applicants on <br /> review procedures; presents proposals to planning staff for review and <br /> • recommendations; sees that recommendations are complied with. <br /> Prepares minutes of meetings of the board of adjustment; prepares agendas and <br /> materials needed by the board in considering proposals and problems. <br /> Revievs plans for site development for compliance with zoning and-subdivision <br /> regulations; issues permits; inspects building sites during construction and <br /> • <br /> upon completion for conf ormaace with regulations. <br /> Investigates reports of violations of the subdivision regulations and zoning <br /> ordinances; sees that situation -are corrected. <br /> Informs developers, contractors, and the public about zoning and subdivision <br /> regulations. <br /> Prepares legal notices of zoning hearings for publication; post notices of <br /> proposed zoning changes and of hearings on affected property. <br /> Maintains records of actions taken. <br /> Revie,./e applications for permits and variances; helps in development of - <br /> recommendations on rezoning requests and proposed subdivisions. <br /> Performs related duties as needed. • <br /> KNOWLEDG17 SKILLS AND ABILITIES: • <br /> Thorough knowledge of the County zoning and subdivision ordinances. <br /> Considerable knowledge of the objectives of zoning and other methods- of land - <br /> use regulation. <br /> Considerable knouledge of topographical features, industrial, commercial, • <br /> • residential, and farming areas, and the road system in the county. <br /> Ability to express ideas effectively orally and in writing. <br /> • Ability to deal firmly, tactfully, and courteously with the public. <br /> Ability to detect failure to follou approved siting plans and specificattons. <br /> Ability to maintain effective working relationships with other employees. <br /> • pcsipAnLE TRUNING ANO EXUERTENCL: Graduation from college with a degree in <br /> planning or a related subject and some experience in enforcement of land <br /> development regulations. <br />
