• <br /> (3) The Town shall bill the County for Additional Rent due <br /> hereunder within 30 days after it receives accurate bills <br /> for all utilities for the applicable quarter. The Town shall <br /> provide such documentation supporting its calculation of <br /> Additional Rent as the County may reasonably request. The <br /> Additional Rent shall be paid to the Town within 30 days <br /> after the County has received an accurate invoice for <br /> �. Additional Rent. <br /> 8. Responsibilities of the Town <br /> The Town shall have the following responsibilities with respect to <br /> the Leased Premises: <br /> a. The Town will provide heat and electricity to the Leased Pre- <br /> mises. The Town shall pay for such utilities except as provided <br /> in Paragraph 2.a. and 7.f. <br /> b. The Town will provide routine and extraordinary maintenance <br /> and repair of the Leased Premises, the parking lot of the Old <br /> Police Building, the exterior of the Old Police Building, and the <br /> heating, plumbing and electrical systems; the Town will not <br /> provide janitorial service for the Leased Premises. <br /> 9. Premises to be Kept Safe and Sanitary <br /> The County agrees to keep the Leased Premises in a safe, sanitary, <br /> and neat manner. The County also agrees to comply with all applica- <br /> ble statutes, ordinances, codes and other regulations respecting use <br /> and occupancy of the Leased Premises. The County shall take <br /> reasonable precautions to prevent damage to the Leased Premises <br /> from fire or other causes, to prevent injuries and to prevent loss <br /> from theft or other causes. <br /> 10. . Personal Injury or Property Damage <br /> The County shall indemnify and hold harmless the Town against any <br /> claim, cost, expense, liability, action or judgment arising out of or <br /> related to any personal injury, death or property damage with <br /> respect to the Leased Premises or other areas of 100 W. Rosemary <br /> Street under its control, which arises out of or is caused by the <br /> negligence of the County, its employees, or agents. <br /> 11. Right of Inspection; No Control <br /> The Town reserves the right to enter the Leased Premises and inspect <br /> them, or to repair and maintain them, at reasonable times and upon <br /> reasonable notice. Neither this paragraph nor the exercise of the <br /> Town's rights hereunder shall be deemed any form or manner of <br /> control over the Leased Premises by the Town for any purpose <br /> whatsoever. <br /> II <br />
