6. Alterations <br /> Internal partitions, room dividers, and similar fixtures may be <br /> removed or added to, at the County's sole expense, with the prior <br /> written approval of the Town Manager, which shall not unreasonably <br /> be withheld. The Town reserves the exclusive right to authorize or <br /> approve repairs, renovation or alterations of the exterior of the Old <br /> Police Building. <br /> 7. Responsibilities of the County <br /> In addition to the other covenants and conditions of this Lease to be <br /> observed by the County, it shall have the following responsibilities <br /> with respect to the Leased Premises: <br /> a. The County shall be responsible for the proper security and <br /> safekeeping of the Leased Premises. <br /> b. The County shall provide all routine janitorial services for the <br /> Leased premises. <br /> c. The County shall provide and maintain such number of air <br /> conditioning units it deems appropriate or advisable. <br /> d. The County shall perform all cleaning and painting of the <br /> interior of the Leased Premises necessary to make such premises <br /> presentable and usable in a safe and sanitary manner by the <br /> County. <br /> e. The County shall at its own expense install such new locks <br /> within or providing access to the Leased Premises as it desires, <br /> provided that one key for each lock shall be delivered to the <br /> Town Manager. Each key delivered shall be marked or tagged to <br /> identify the lock which the key operates. <br /> f. (1) The County shall pay as Additional Rent hereunder the <br /> Town's excess utilities costs. The Town Public Works <br /> Department and its Purchasing Agent shall project the <br /> Town's estimated reasonable utilities costs for the fiscal <br /> year commencing on July 1 , 1985 projected by quarters. <br /> Such projections shall be bona fide, good faith estimates of <br /> the Town's actual projected utilities costs for the Old <br /> Police Building; such projections shall be consistent with <br /> comparable assumptions used in deriving the adopted Town <br /> budget for the 1985-86 fiscal year. <br /> (2) The County shall pay as Additional Rent hereunder, the <br /> amount, if any, by which the Town's actual utilities costs <br /> in any quarter for the Old Police Building exceed the <br /> Town's projected reasonable utilities costs for the same <br /> calendar quarter of fiscal 1985-86. The Additional Rent <br /> shall also be paid if such utilities costs in any calendar <br /> quarter of fiscal 1985-86 exceed the Town's projections for <br /> that quarter. <br />
