Sedgewood 224 du <br /> Kensington Trace 135 du <br /> Coventry 43 du <br /> Timberlyne Village 144 du <br /> Cambridge Place 171 du <br /> Steeple Chase 16 du <br /> Booker Creek IV 30 du <br /> Kirkwood 108 du <br /> Highlands 91 du <br /> Booker Creek Village 30 du <br /> Summerfield Crossing 140 du <br /> Timberlyne Shopping 130,850 sf <br /> Timberlyne Offices 23,903 sf <br /> Totals: 1 ,132 dwelling units . <br /> 154,753 sq. ft. of commercial/office space <br /> I <br /> 1 <br /> A recent Chapel Hill Planning Department study of this corridor consid- <br /> ered peak hour traffic impacts of these developments at critical inter- <br /> sections: N.C. 86 and Weaver Dairy Road, Weaver Dairy Road and Erwin <br /> Road, Erwin Road and U.S. 15-501 . The analysis concluded that the first <br /> two of these intersections are functioning and will continue to function <br /> well, accounting for approved development. The Erwin Road/15-501 <br /> intersection, however, will be over-capacity once all these developments <br /> are constructed. A copy of that analysis is attached. <br /> The applicant estimates that the proposed subdivision would generate an <br /> additional 15 peak hour movements through the Erwin Road/15-501 <br /> intersection. <br /> We find the applicant's estimate of traffic generation and distribution of <br /> trips to be reasonable. <br /> Planning Board's Recommendation: That Council approve the Preliminary <br /> Plat for Chandler's Green, subject to the conditions included in Resolu- <br /> tion A. Vote on June 4, 1985: 6-3. (Dissenting votes objecting to condition <br /> #2, requiring an additional stub-out.) <br /> Manager's Preliminary Recommendation: We recommend, that Council <br /> approve the Preliminary Plat, in spite of our concern about pump stations <br /> and potential traffic impact at 15-501 and Erwin Road, for Chandler's <br /> Green subject to the conditions on Resolution A (same as Planning Board's <br /> recommendation). <br /> Resolution B would deny the application. <br /> i <br /> • <br />
