11211• . <br /> The site is located on the north side of Weaver Dairy Road between its <br /> intersections with Sunrise Road and Sedgefield Drive, and is identified as <br /> Chapel Rill Township Tax Map 25, part of Lot 11. The subdivision contains <br /> 100 accres of land, 19 of which are in Chapel Hill's jurisdiction and are <br /> zoned R-2. The County zoning is Residential-2. The site is undeveloped <br /> and wooded. The topography of the site can be classified as gently-rolling <br /> hilleides. Natural site drainage flows toward Weaver Dairy Road, with a <br /> small portion of the site draining toward Sunrise Drive. A portion of the <br /> site's northeastern boundary abuts Interstate 40. <br /> Revelentl___,22.E.S-r-i2,11--'" , <br /> The applicant proposes to subdivide the land into 133 lots (26 in Chapel <br /> Hill's jurisdiction) for the purpose of building' single family residences. <br /> Plans call for a primary vehicular access from Sunrise Drive to Weaver <br /> Dairy Road with several cul-de-sacs and road abut-outs to adjoining <br /> undeveloped properties. The applicant proposes to provide public water by <br /> connecting to the existing 16" water main along Weaver Dairy Road. Sewer <br /> i to the project would be provided by extending the 8" line from Weaver Dairy <br /> Road at Cedar Fork Trail. An easement through Carol Woods would be <br /> necessary. <br /> Since a major portion of this property lies withinthe New Hope basin, pump <br /> stations are proposed to service the site. The extension of water and <br /> sewer lines by the developer will also provide service to portions of <br /> abutting properties on the north and south of the development. <br /> We believe that development of additional pump stations should not be <br /> encouraged, and strongly recommend that as much area as possible be served <br /> by gravity sewer. <br /> The applicant proposes garbage collection by private contractor <br /> Buffers <br /> The applicant proposes to meet all Town buffer standards and provide a <br /> 100-foot buffer along the property line abutting 1-40. <br /> 1 . <br /> , Evaluation <br /> ------_--- <br /> General Site Arran,....erfejA.. The proposed subdivision locates the majority of <br /> TOESETnTrr---igonthemain collector street running through the development. <br /> The cul-de-sacs are located in the flatter areas of the site, thereby <br /> minimizing site grading. <br /> AccessedCi . i. As per our thoroughfare plan, we recommend that <br /> the applicant widen Sunrise Drive and Weaver Dairy Road along the site's <br /> frontage, to half of the ultimate cross-sections. Internal circulation is <br /> collected by Sweeten Creek Road and distributed to Weaver Dairy Road and <br /> Sunrise Drive. As no access is provided to the large tract to the east, we <br /> recommend that at least one "stubout" street be provided and that a <br /> sidewalk be provided on one side of all "stub-out" streets. <br /> -2- <br />
