Box 366 <br /> N0 <br /> Carrboro, North Carolina 27510 <br /> Dear Wayne: <br /> � N0 I am submitting a recap of what was discussed concerning the Bryer Creek Subdivi- <br /> sion <br /> located northeast of Sunrise Road and Weaver Dairy Road, and south of pro- <br /> posed <br /> v to posed Interstate 40. The purpose of this letter is to qualify and quantify <br /> the Orange County Planning staff and the Town of Chapel Hill Planning staff <br /> that Allenton Realty, as the developer of this subdivision, has at least a <br /> preliminary workable water and sewer scheme fl <br /> providing pub <br /> services to <br /> II this development; <br /> \ _ <br /> The plan that was reviewed yesterday provides 8" water and sewer lines to the <br /> lots within the development. The 16" water main Cedar Fork Trail and Weaver <br /> Dairy Road will be extended to the intersection of Sunrise Road and Weaver Dairy <br /> Road. At this point, a 12" water main will be extended up Sunrise Road to the <br /> entrance to Bryer Creek Subdivision. From this 12" termination, a 8"^ line will <br /> be extended incrementally down Sweeten Creek Road. This 8', line will terminate <br /> ' at the intersection ofSweeten Creek Road and Weaver Dairy Road. <br /> 0N Sewer to the project will be provided by the extension of the 8" line at the <br /> mm <br /> intersection of Cedar Fork Trail and Weaver Dairy Road. It is our intent to <br /> negotiate a public easement with the Carol Woods developers to take advantage of <br /> a drainage swale that runs from Sunrise Road to Weaver Dairy Road. From our dis- <br /> cussion yesterday, you indicated that a portion of thid swale already has a private <br /> line in place serving Carol Woods. We will try to include utilizing this private <br /> - line, upgrading it to OWASA standards, if necessary, and dedicating it for public <br /> | H <br /> use as a part of our sewer plan. If we are unsuccessful in obtaining this <br /> cross-country easement, we will utilize the route of the proposed water line <br /> extension. <br /> It is necessary, as part of our sewer scheme, to install a pump station and force <br /> - <br /> main. This facility will be installed approximately twelve eighteen months into <br /> the project as a part of Phase 2. Phase I, off Sunrise Road containing approximate- <br /> ly 20 lots, can be served by gravity flow toward Countryside Subdivision. The <br /> pump station will be in operation serving approximately 60 units until Phases 3 & 4 <br /> - are undertaken. At that time, twenty-four to thirty-six months into the project, <br /> we will attempt to neontiatw a public ofF-site sewer easement across the Sweeney <br /> oorperty. If we are successful, the pump station can be eliminated in Phase 2. <br /> Our current plans are to relocate the pump station to the first drainage swale on <br /> the northeast side of Weaver Dairy Road. The relocated station will then serve <br /> REAVOR. <br />
