_ <br /> N� <br /> � � <br /> N <br /> "= ' <br /> I <br /> . <br /> DRAINAGE & TOPOGRAPHY <br /> I ` <br /> The site contains a por ti on o f two drainage basins. <br /> Approximately ximately 10 acres, <br /> of the 99.44 acre tract, drains southwest toward Sunrise Drive. The topography <br /> p <br /> hy <br /> I ' of this knoll is very moderate by Orange County standards. Grades vary from <br /> 3% to 8%. There is no creek on this portion of the property. <br /> I The remaining 89.44 acres drains east and southeast toward Weaver Dairy Road and <br /> nd <br /> Erwin Road. The topography on this acreage is moderate. Grades vary from 3%to 20% with the majority o f the parca l containing 5% <br /> to 10% slopes. <br /> There is <br /> II one unnamed creek that crosses the property in a southeasterly direction. This <br /> i <br /> s <br /> creek drains approximately 146 acres. In a dditi on to this creek are two other <br /> intermittent drainage awaIae. These cross the property in an easterly <br /> direction draining 24 and 37 acres respectively. Drainage easements are provided <br /> along these major creeks and swales. <br /> I All storm drains and pipes under the roadways are designed to carry the expected <br /> peak rate of runoff calculated on the basis of adjoining property being developed. <br /> ' <br /> This will prevent water from backing up behind these pipes when future develop- <br /> ment occurs on adjacent property. Velocity controls will be provided at all <br /> on site pipe outlets to minimize erosion to the drainageways. <br /> NI <br /> FLOODWAY <br /> I No part of the project that is to be rezoned contains a designated floodway or <br /> floodway fringe. ' <br /> IISEDIMENTATION & EROSION CONTROL <br /> | <br /> I Included in the plans is a preliminary sedimentation and erosion control plan. <br /> This shows the location of necessary sediment pits in the drainage swales to <br /> contain soil that may erode during the roadway and utility line construction <br /> process. In addition to these pits will be the construction of diversion <br /> I - ditches and placement of silt fences to either divert or trap sediment that <br /> - ' may be transported into the existing channel. The combination of these • <br /> methods will help to.insure that damage to any major drainage ways or the. <br /> creek wilI be minimal.
