shall be approved by the Town Manager and/or County Manager <br /> prior to approval of the Final Plat. <br /> A total of 3.21 acres of open space shall be shown on the final <br /> plat; or, at the applicant's option, a payment in lieu of open <br /> space reservation be made for the difference between open space <br /> required and provided. <br /> 15. That all signs be erected in compliance , with Article 9 Signs <br /> following issuance of a building permit and prior to the <br /> issuance of a Certificate of Occupancy for any unit. No sign <br /> may be erected within the sight triangles for the entranceways <br /> to the development. <br /> • <br /> 16. Grading on the site shall be kept to a minimum. In lieu of <br /> planted landscaping, existing vegetation shall be maintained <br /> between units. <br /> 17. All plans for storm drainage, soil erosion and sedimentation <br /> control, including hydrologic calculations, be approved by the <br /> County Manager and/or Town Manager prior to the issuance of a <br /> Zoning Compliance Permit. In addition, Orange County shall <br /> inspect the installation of control devices and the on going <br /> work for the total project. The project shall at all times <br /> meet the requirements of the Orange County Soil Erosion and <br /> Sedimentation Control Ordinance. <br /> 18. That all structures be erected on compliance with applicable <br /> building codes following submittal for and issuance of building <br /> permits. <br /> 19. That a phasing plan be submitted to and approved by the County <br /> Manager and/or Town Manager prior to the issuance of any <br /> grading and construction permits and that all site improvements <br /> required for each phase be completed before a Certificate of <br /> Occupancy is issued for any unit within a given phase. <br /> 20. A final boundary survey of the Planned Development and <br /> improvements shall be recorded by the developer. <br /> 21. The final site plan and narrative of the project, incorporating <br /> all changes, deletions and additions through the final approval <br /> of the project, are to be incorporated herein and made a part <br /> of this Planned Development Special Use Permit. Copies of the <br /> final site plan and narrative are to remain on file with the <br /> Orange County Planning Department. Grading and building <br /> permits, upon application, will be .issued after approval and <br /> recordation of the Special Use Permit. <br /> 22. The development shall be built and operated according to the <br /> site plan and written narrative supplied by the developer and <br /> in compliance with the above conditions. <br />
