It is known as Lot 7T, Tax Map 21. There <br /> are 4 lots proposed out of approximately 10.7 acres. Two lots <br /> are 2.5 acres each, one lot is 2.6 acres and one lot is 3.1 <br /> acres. The property is zoned R-1 and Protected Watershed-II <br /> and is designated Rural Buffer and water supply watershed <br /> (University Lake) in the Land Use Plan. A stormwater <br /> management report prepared by Philip Post and Associates has <br /> been submitted. <br /> The applicant is requesting a Class C private road (Ryan Road) <br /> for the subdivision. <br /> IMPACT: The addition of 4 lots to this area could add approximately 27 <br /> trips per day to Jo Mac Road. A 1984 Department of <br /> Transportation traffic count on Jo Mac Road indicated 100 trips <br /> per day. The addition of this subdivision would have a minimal <br /> impact on this area. <br /> The property is located in the University Lake Watershed. A <br /> maximum impervious surface ratio of 6% applied to each lot is <br /> shown on the plat. The stormwater management plan was prepared <br /> by Philip Post and Assocites, Inc. <br />
