(Best, Kizer, Gordon) <br /> Agenda Item #8j) Nanco Woods - Preliminary <br /> Presentation by Smith. <br /> The purpose of this agenda item is to consider <br /> approval of the Preliminary Plan for Nanco Woods <br /> subdivision. <br /> The property in question is located in Chapel Bill <br /> Township on Ridgewood Road. It is known as Lot 14A, <br /> Tax map 118. There is one 2.3 acre lot being created <br /> from the 7.3 acre tract. The property is zoned R-1 <br /> an Protected Watershed-II and is designated Rural <br /> Buffer and Water Supply Watershed (University Lake) <br /> in the land Use Plan. The lot has state road <br /> frontage and is served by the South Orange Fire <br /> District. <br /> The property is located in the University Lake <br /> Watershed. A maximum impervious surface ratio of 6% <br /> applied to each lot is shown on the plat. A <br /> stormwater management plan is not required for new <br /> subdivisions or three lots or less. <br /> The addition of one 2.3 acre lot will have minimal <br /> impact. <br /> The Planning Staff recommends approval. <br /> MOTION: Greenberg moved approval. <br /> Seconded by Shanklin. <br />
