058
ORANGE COUNTY
BOARD OF COMMISSIONERS
ACTION AGENDA ITEM ABSTRACT
Meeting Date May 28. 1985
Action Alrda
Item # C2.
SUBJECT: Z-9-85 (Rezoning Request) James I. Freeland
DEPARTMENT: PLANNING PUBLIC HEARING Yes L. Freeland.
NEED: James L. Freeland has requested a rezoning for 1.5 acres of
land located along Faucette Mill Road (SR 1328) north of
Hillsborough. The purpose of the request is to permit higher
density residential development than is presently allowed.
The property in question is Lot 25 Block A of Orange County Tax
Map 5, Hillsborough Township. The present zoning
classification is (A-4 ) Agricultural-Residential, while the
requested designation is R-4, 4 residential units/acre.
The Land Use Plan for this property was amended on January 7,
1985. The designation was changed from Agricultural
Residential to Ten Year Transition.
IMPACT: Approval of the request would allow a density of 10,000 sq. ft.
per dwelling unit instead of the 40,000 sq. ft. that is
presently allowed.
A 1984 traffic count on Faucette Mill Road indicated a traffic
count of 500 trips per day. If this 1.5 acres is developed at
an R-4 density an additional 40 trips per day would be added to
the road. DOT has indicated that driveway access should be
determined in compliance with sight distance requirements.
RECOMMENDATION: The Planning Staff recommends denial on the basis that the
criteria for rezoning have not been satisfied.
