H. Graham. <br /> NEED: John W. Graham & A. H. Graham, Jr. are requesting a rezoning <br /> for 330.7 acres of land located along Highway 70 Bypass and St. <br /> Mary's Road(SR 1002) northeast of Hillsborough. The property <br /> is referenced as Tax map 6, Block B., Lots 3 & 4 of <br /> Hillsborough Township. The present zoning classification is <br /> (Residential-1) R-1. The applicants are requesting 296 acres <br /> to be rezoned R-2, 22.3 acres to be rezoned R-4, and 12.4 -acres <br /> to be rezoned GC-4. <br /> The property is located in an area designated as Ten Year <br /> Transition and Commercial Transition Activity Node in the <br /> rT' Orange County Land Use Plan. <br /> IMPACT: Approval of the request would allow a density of 20,000 sq. ft. <br /> per dwelling unit for the 296 acres proposed to be zoned R-2, <br /> 10,000 sq. ft. per dwelling unit for the 22.3 acres proposed to <br /> be R-4 and a General Commercial-4 area of 12.4 acres. <br /> A 1981 traffic count on St. Mary's Road indicated 2000 trips <br /> per day. On U.S. Bypass 70 a 1984 traffic count indicated 7900 <br /> trips per day just east of NC 86 and 6600 trips per day just <br /> west of Lawrence Road <br /> According to the Department of Transportation, both US 70 and <br /> St. Mary's Roads are classified at-service level C.
