The Planning Board has recommended that the area'not be rezoned <br /> to any greater density than R-2. Most of the Town zoning in the area is R-20 (20,000 <br /> square feet per lot) and the County's zoning is R-1. <br /> Information from the Town Clerk and the Water-Sewer Commissioner is that the lines <br /> for water at this location of Faucette Mill are unapproved lines; the plans for <br /> which are at the State and are under review. There is no way of knowing when the <br /> ' plans might be approved. Horace Johnson said that he would have to review the <br /> plans from the developer's engineer to determine whether the developmtt would . <br /> need to wait on the water improvements to that area of town. r- <br /> Rezoning to any density lower than R-1 should be based on access to water and <br /> sewer. The Hillsborough Planning Board recommends R-2 only if water and sewer <br /> can be provided. <br /> Graham request for rezoning to GC-4, R-4 and R-2 for 330.66 acres on Highway 70, <br /> S.R. 1002 and 1555. The Hillsborough Planning Board was concerned that a stream <br /> through the property is part of the headwaters for the Eno River and is concerned <br /> about the impact of this development on the Eno River State Park. The Planning <br /> Board.recommendation is that an Environmental Impact Study be done to determine <br /> what the impacts of this development would be on the Eno River State Park. The <br /> Planning Board would like to make comments after the Environmental Impact Study <br /> is done.
