_ - <br /> - t 121 <br /> Page 2 <br /> 15. No mobile home shall be used for immoral or illegal purposes. This includes <br /> unmarried persons living together. <br /> 16. No tenant may erect buildings or additions to home or plant shrubs or trees <br /> on lot without written approval of Manager prior to such work being done. <br /> 17. All shrubs,trees and concrete work become the property of the park and are not <br /> 1- to be removed without the written approval of the Manager. <br /> 18. All oil tanks must be erected at the rear of the mobile home on a neatly <br /> f- constructed mounting out of sight from the street. <br /> 19. Only umbrella type clothes lines will be permitted and must be located toward <br /> the rear of the lot and out of sight as much as possible. <br /> 20. No mobile home or space may be assigned or subleased by any tenant. Only the <br /> Park Manager has the right to lease any space within the park. <br /> 21. Tenants shall be responsible for any damage done by their children. FAILURE TO <br /> CONTROL CHILDREN SHALL BE GROUNDS FOR EVICTION FROM PARK. Play <br /> area has been provided; however, the Management shall NOT be held liable or <br /> responsible in case of accident. <br /> 22. Each lot is provided with space large enough for two (2) vehicles, except in the case <br /> of the courts. There will be no parking of vehicles or boats or other objects on the <br /> i . <br /> streets. NO PARKING ON THE LOTS WILL BE ALLOWED EXCEPT ON THE <br /> PARKING PADS. No junk, non-operating or unlicensed vehicles are to be parked in <br /> the Park at any time. No overhauling of vehicles is to be done anywhere in the park. <br /> 23. No pleasure riding of mini-bikes,motorized bikes, go-carts i etc., is allowed on park <br /> I ' streets at any time. <br /> 24. A maximum speed of 20 MPH shall be observed on the park streets by all tenants <br /> and their visitors. The Management asks that all persons driving on park streets <br /> exercise extreme caution at all times because of children playing in the streets. <br /> 25. The primary objective in the establishment of these rules and regulations and in <br /> .... asking that all tenants obey them is to make the park as nice and pleasant a place to <br /> live as possible. The cooperation of all tenants is absolutely necessary if this is to <br /> - be accomplished. <br /> 26. Failure or refusal to conform and abide by any and/or all the above stated rules shall - <br /> be grounds for immediate eviction from the park. <br /> _ <br /> 27. All lot rentals are on a monthly basis only. Management reserves the right to <br /> terminate the rental agreement with any tenant who fails to obey the park rules and <br /> regulations or for other just cause. Termination shall be accomplished by a thirty <br /> _ (30) day written notice to the tenant. <br /> : 28. Management further reserves the right to modify any existing rule or to issue such <br /> new rules as may be deemed appropriate. Tenants will be notified by written notice <br /> placed in each tenant's mailbox at the entrance to the park. Tenants are again <br /> reminded to periodically check their mailbox for such notices as may from time to <br /> time be sent out. The placement of such notices in the mailbox of each tenant shall <br /> be deemed by Management as sufficient notification. No other notification will be <br /> • _ made to tenants. <br /> 29. All tenants are requested to notify the Manager of their phone number as soon as <br /> they obtain a phone.
