$ EECEIVE <br /> = 120 <br /> "PROPOSEIY' <br /> RULES AND REGULATIONS FOR RESIDENTS OF WEST TEN MOBILE PARK <br /> r _ EPLAND,NORTH CAROLINA <br /> 4 } 1. Applications will be limited to married couples with or without children, <br /> maximum of two (2) children. <br /> 2. Applications must be accompanied by a deposit of $100.00 ($50.00 security <br /> deposit and $50.00 underskirting deposit). No application will be considered <br /> until the deposit is paid. If application is denied, the entire deposit will <br /> be returned. Deposit is above and beyond rent due. <br /> 3. All homes will be no older than eight (8) years from the year of application <br /> and shall be no less than 12' x 60' in size. <br /> 4. Rent is due and payable on the first day of each month,in advance or no later <br /> than 12:00 noon on the 10th of the month. Rent not received by 12:00 noon on the <br /> 10th of the month is deemed late and a late fee of $15.00 will be added to rent. <br /> =-`- Rent paid after the 10th of the month will be charged the $15.00 late fee, plus <br /> $1.00 per day. REPEATED LATENESS IN PAYMENT OF RENT SHALL BE <br /> GROUNDS FOR. EVICTION FROM PARK. Late fee and a service charge of ($15.00) <br /> will be added to any bad check given in payment of rent. <br /> 5. All mobile homes must be PROFESSIONALLY underskirted within four (4) months <br /> (120 days)of day the home is moved into park. Underskirting is to be done in <br /> aluminum materials (of a type approved by Management) and is to enclose the entire <br /> home. The job must be PROFESSIONALLY done and must be approved by manager <br /> before underskirting deposit will be returned. Any home currently in the park <br /> and not meeting this underskirting requirement, which if sold and remains in the <br /> park, must be re-underskirted to meet this requirement. <br /> 6. The $50.00 underskirting deposit will be returned ONLY upon completion of <br /> underskirting provided the underskirting meets with requirements of Rule 4 above. <br /> Failure to complete underskirting within the sixty day period or to use approved <br /> materials will result in loss of deposit and will be grounds for eviction from the • <br /> park. <br /> 7. A mailbox for each lot is provided at the entrance of the park. The Management <br /> asks that each tenant check their box periodically (whether it is used or not for <br /> mail) for any notices put out by Management. <br /> 8. Tenant-is responsible for upkeep of own lot and must keep lawn mowed and in <br /> sightly condition at all times. Upon failure to do so, Management may have the <br /> work done and charge tenant the cost thereof to be added to the next month's rent. <br /> 9. Trash dumpsters are located at rear of park in a well lighted and marked area. No <br /> garbage is to be placed outside the home in paper or plastic bags to be exposed to <br /> weather or animals. Garbage will be picked up early on Friday mornings. <br /> 10. House pets ONLY are allowed and all pets MUST be confined to mobile home. NO <br /> £; DOG PENS ARE ALLOWED. Repeated complaints about a pet will result in tenant <br /> being asked to dispose of pet. All pets must be listed on tenant's application - <br /> even those pets obtained after moving into the park. <br /> 11. No tenant shall take in another person as a roomer, or otherwise, without written <br /> permission from Manager. <br /> 12. The $50.00 security deposit is required to cover any damage to yards, water and <br /> sewer lines, or electrical connections. This deposit shall be returned to tenant <br /> if all is in satisfactory condition (to include lot cleaned up) after and ONLY <br /> after lot has been vacated and cleaned up (including yard mowed) by tenant and <br /> inspected by Manager. <br /> 13. Tenant must give the Management a thirty (30) day written notice before moving <br /> unless a shorter time is agreeable with Manager. <br /> 14. No fences will be erected on any lot unless they are neat and decorative in <br /> appearance and are approved in writing by Manager prior to erecting. <br />
