With mobile home <br /> dwellings adjacent to this development it is apparent that this <br /> _ development is consistent with the County's development plans <br /> and actual patterns of development in this area of the County. <br /> 1.... <br /> S. Site Design: The site design achieves the <br /> r provisions of significant buffers, large open space, and various <br /> recreational facilities. The open space and recreation space <br /> somewhat protect the spring fed stream crossing the northern end <br /> of the property. Along the property lines within the buffer <br /> :one, trees and shrubs will be planted to make the buffer more <br /> effective. <br /> _ <br /> r , C. Drainage: Natural drainage patterns will not be <br /> - disturbed. Only wooden walk bridges will be built over the <br /> existing stream. <br /> D. The slopes average 4 percent and slope northerly and <br /> southerly toward the stream. All units will be placed parallel <br /> to contours. No unit will be closer than two-hundred (200) feet • <br /> from the stream centerline. The private road is designed to run <br /> • perpendicular to the contours to ensure positive drainage and <br /> require a minimum amount of excavation. <br /> F. Access: Access will be provided by a twenty (20) <br /> . feet gravel-paved road built to NCDOT cross-sections. The <br /> intersections with NC 10 provide adequate sight distance and are <br /> safe.. The entrances to the park off NC 10 will be NCDOT <br /> epp:.oved. <br /> IV. Cher Factors <br /> A . Solid Waste: Will, be placed in individual trash <br /> cans at each home and will be collected by a private contractor. <br /> . B.
