A 4-space parking lot will be provided for the <br /> recreation and picnic area. <br /> C. Services: Utilities will be private, on-site <br /> systems: <br /> 1. Water - Four (4) separate wells and water <br /> distribution systems will be provided con- <br /> ' <br /> L slating of well, pressure tank, and distri- <br /> - <br /> • bution lines. <br /> 2. Sewage disposal - The proposed development <br /> will be served by four (4) Low Pressure Pipe <br /> (LPP) systems each serving 10 homes. Collec-. <br /> • <br /> for lines will be used to pipe waste water <br /> through a septic tank and into a pumping <br /> 'chamber. From the pumping chamber the efflu- <br /> ent will be pumped to the LPP drain field. <br /> • 3. Refuse collection will be provided by a pri- <br /> vate contractor. <br /> 4. Electrical service will be provided by Pied- <br /> mont Electric. <br /> • • <br /> D. Drainage and Topography The site is traversed by <br /> a small spring fed stream flowing west to east. The majority of <br /> • the runoff from the site flows into this stream. All off-site <br /> storm flows entering the site are via the same small stream. <br /> The small stream will be protected by a 30 feet drainage <br /> easement. This stream is surrounded by 13 acres of recreational <br /> and open space and the nearest homesite to the stream is 200 <br /> feet. <br /> • <br /> Other drainage structures will include driveway <br /> pipes in the ditchline of the private drive, culverts under the . <br /> private drive to exhaust the inside ditch lines, and culverts. <br /> under the entrances in the northern ditchline of NC 10. A <br /> grassed drainage swale will be used to route stormwater away <br /> from the recreation and picnic areas. All piping will be <br /> reinforced concrete and will be provided with rip rap velocity <br /> controls at the outlets. • <br /> . Buffers and Open Space: One-hundred (100) feet <br /> • buffers will be provided around the periphery of all mobile home <br /> lots. The private road will be more than three-hundred, fifty <br /> (350) feet from the nearest property line. <br /> Approximately 13 acres of natural open space will <br /> be provided in the northern section of this tract. Within this <br /> area the existing stream will be protected along with the <br /> proposed recreation amenities including basketball court, <br /> horseshoe pItch, Jogging/nature trails, and picnic areas. <br /> • <br />
