Finding #1: That the development will promote public <br /> health, safety and general welfare. <br /> A. Location and Size: The 37 acre site is located on <br /> NC 10 (SR 1144) dust east of Cheeks Crossroads. The tract lies <br /> • wholely in Orange County. The developer proposes 40 mobile home • <br /> sites on the property. <br /> The proposed tract is bounded on the: <br /> • <br /> west - by a 10 space mobile home park <br /> north - by a clear cut parcel of land <br /> east - wooded parcel with one residence <br /> south - NC 10 CSR 1144) <br /> The proposed tract is primarily open pasture land.' <br /> B. Traffic Considerations: The proposed site has <br /> approximately 1033 feet of frontage along NC 10. Within this <br /> frontage two private two-lane entrances are proposed. <br /> Within the development, the applicant proposes 20 <br /> feet private, gravel-paved roads which will be built to the <br /> typical NCDOT cross-section and which will exceed the Orange <br /> County private road specifications. <br />
