0-5 3._ <br /> HEART'S EASE SUBDIVISION -PRELIMINARY <br /> PAGE TWO <br /> MAY 20, 1985 <br /> IMPACT: Consideration of the revised subdivision for approval would <br /> allow a 33-lot subdivision to be constructed on the site and <br /> served by on-site recreational facilities. <br /> A letter from the Durham County Planning -Department is <br /> forthcoming and indicates that the project, -as designed, <br /> complies with the standards of development provided in Durham <br /> County's zoning and subdivision regulations. A formal courtesy <br /> review arrangement will be established with _• Durham County, <br /> according to discussions held with the County Manager and <br /> Planning Department Director for that County, for all projects <br /> submitted to Orange County in the vicinity of the Durham County <br /> line. These submittals will be- forwarded to the Durham County <br /> Planning Staff for comment by the staff and Durham County <br /> Planning Board. Their comments and recommendations will be <br /> incorporated into the consideration of the project for <br /> approval. <br /> RECOMMENDATION: The Planning Board recommended approval of the original <br /> submittal. <br /> The Planning Board recommends approval of the revised plan <br /> subject to the following conditions: <br /> 1. submittal and approval of a maintenance agreement for the <br /> recreation site and facilities <br /> 2. specification of tot lot details, including size, <br /> equipment, and construction materials, on the plat <br /> 3. specification of the basketball court details, including <br /> size and hard surface, on the plat <br /> 4. specification on the plat that the remaining recreation <br /> area will be grassed. <br /> i <br /> I - <br />
