The applicant <br /> • is requesting approval of those lots wholly <br /> within Orange County. Public roads constructed <br /> to state standards are proposed for the <br /> subdivison. <br /> The property is located within an Agricultural <br /> -Residential area designated in the Orange <br /> County Land Use Plan. That designation permits <br /> single-family residential housing. The present <br /> zoning classificatnion of the propertyt is <br /> Agricultural-Residential (A-R) . <br /> This tract was originally proposed as Oakwood <br /> esates, a planned development-housing project <br /> that was submitted for the public hearing on <br /> February 28, 1985. The applicant has <br /> subsequently withdrawn his request for a <br /> special use permit in order to pursue this <br /> subdivision request. <br /> Approvalof the request would allow a 33-lot <br /> subdvision to be constructed on the site. <br /> Development of a 33-unit subdivision would add <br /> 178 trips per day to craig road. The 1982 <br /> average daily traffic count on Umstead Road is <br /> 1200 ADT. The Durham County division of Dot <br /> estimates that the traffic count at this point <br /> on Craig Road is 500 - 700 ADT. <br /> The Planning Staff recommends approval. <br /> Gordon noted that the checklist was incomplete. <br /> The source of water supply was not check on <br /> the list and also the type of dwelling units <br /> that would be placed in the subdivision. <br /> Kirk responded that with a sstraight subdivisio <br /> there could be either mobie. homes or stick- <br /> built houses. The water supply will be <br /> individual wells. <br /> Pearson noted that since a straight subdivision <br /> could have either mobiles or stick-built homes, <br /> the question of type of dwelling units would <br /> not matter. <br /> Margison questioned 'individual wells and <br /> septci/tanks.
