The property in question is located on SR 1541 (Kiger Road) in Little River Township. The property is referenced as Lots 1 and 113 of Tax Map 21. It is bordered by • agricultural and residential development. The tract is designated as Rural Residential in the Land Use Plan. There are 35 lots proposed out of 34.566 acres. The lot sizes are 1.0 acre, 1.09 acre 2.64 acres, 1.06 acre, 1.03 acre, 1.11 acre, 1.10 acre, 1.08 acre, 1.01 acre, 2 @ 1.04 acre, 2 @ 1.12 acre, 2 @ 1.13 acre, 3 @ 1.02 acre and 15 @ .92 acre, excluding rights-of-way. Little River Township is not zoned; however, the Subdivision Regulations • state "Lots served by oysite sewage disposal and water systems shall be at least '40,000 square feet. " Also, each lot must abut the street or road with a frontage of at least 20 feet. A The tract is served by the Little River Fire District. This District is served by the Little River Volunteer Fire Department. Law enforcement is provided by the Orange County Sheriff's Department on a 24-hour basis. • Development of this subdivision would have minimal impact on the area.
