The property is referenced as lot 1 <br /> • of Tax Map 3 and lot 12 of the Don Collins <br /> Subdivision. The tract is designated as <br /> Agricultural-Residential (A-R) on the Land <br /> Use Plan and is bordered by residential <br /> • <br /> • development. The property is also zoned <br /> • A-R. <br /> • <br /> There are two lots proposed out of a 10.17 <br /> acre tract. The lot sizes. are 5.2 acres and <br /> • . 5.0 acres, excluding rights-of-way. The <br /> • tract is served by the Efland Rural Fire. <br /> District/Fire department, and law enforce- <br /> . ment is provided by the Orange County <br /> Sheriff's Department. <br /> Development of the subdivision would. have <br /> • minimal impact on the area, and the Planning <br /> • staff recommends approval subject to a 15- <br /> • foot drainage easement being designated at <br /> • the rear of both lots along the stream • <br /> bordering the property lines. <br /> Shanklin and Walters indicated the staff <br /> • <br /> report stated the property was located in <br /> Cheeks Township.
