------- <br /> • <br /> 036 <br /> I COmbilwaArma <br /> ADDENDUM TO SEDGEWOOD APARTMENTS <br /> TRAFFIC IMPACT ANALYSIS <br /> • This addendum to the Traffic Impact Analysis originally submitted in August, 1984, <br /> addresses the traffic impact of the revised development plan. The plan was revised <br /> by the developer to meet concerns raised by the Town of Chapel Hill planning staff <br /> in their courtesy review of the development. <br /> The principal change to the plan that would affect traffic is the revision to the <br /> project's external access. While the original proposal had one access point on NC <br /> 86 via Lochwood Drive and one access, point on Weaver Dairy Road, the revised <br /> plan has two access points on Weaver Dairy Road. This revision was based on the <br /> • desire of Chapel Hill to limit access points on NC 86 and to have all access to a <br /> • <br /> .development on one thoroughfare. <br /> This addendum includes revised Sections V through VII, since sections I through IV <br /> of the original report would not change. Figures 2, 3, and 4 have also been revised <br /> and are included in the addendum. It should also be noted that the signalization <br /> and installation of turn lanes at NC 86 and Weaver Dairy Road has been completed <br /> and has significantly reduced congestion in that area. <br /> • <br /> V. TRAFFIC DISTRIBUTION AND ASSIGNMENT <br /> The trip ends estimated in Section 1V were assigned to the streets and <br /> thoroughfares serving the proposed project. The distribution of trips by <br /> direction as shown in Figure 1 was derived from existing travel patterns, <br /> • projected future travel patterns, and the spatial distribution of employment <br /> and other travel opportunities in the Research Triangle area. <br /> • Figure 3 shows existing (1984) average daily and P.M. peak hour traffic on <br /> • <br /> the existing major thoroughfare system serving the project. Also shown are <br /> the additional traffic volumes that would be added by Sedgewood Apartments <br /> and by other approved developments in the vicinity. Figure 4 shows traffic <br /> volumes that would occur when 1-40 is completed. <br /> -1- <br /> • <br />
