• <br /> ATTACHMENT 1 <br /> • <br /> 026 <br /> DEGREE OF SLOPE <br /> The impact of slope'steepness on development is manifested <br /> primarily in the level of intensity and building and parking coverage.Slopes <br /> in the planning area were grouped into four categories: 0-3 percent,3-8 per- <br /> cent, 8-15 percent and over 15 percent. (See the following map). <br /> Land in the 0-3 percent slope category, where slope is minimal, <br /> is most susceptible to high intensity development. Variations in development <br /> character in such areas can be attributed to accessibility of employment and <br /> • services as well as to anticipated demands. <br /> Areas with gently rolling topography (3-8 percent slopes) pro- <br /> vide a location for attractive, healthful development of moderate intensity. <br /> Appropriate development could occur in such areas with minimal disruption <br /> of the natural landscape. <br /> • Areas with somewhat steeper slopes (8-15 percent) can be <br /> developed, although topography may create grading, erosion and street <br /> alignment problems. From the point of view of amenity,air circulation and <br /> vistas, development could be extremely desirable in these areas..A medium <br /> intensity level of development is recommended, however, with correspond- <br /> ingly low building coverage. <br /> . Steep slopes, from 15 percent and higher, present the most <br /> severe development problems. In many cases, development in steep slope <br /> areas is economically unfeasible. However, under favorable climatic condi- <br /> tions slopes with 15-25 percent could be very desirable,as long as there were. <br /> minimal disturbances of the terrain and very low building coverage.
