Please review the tab labels and references to contents so that they directly reflect <br /> the name of the document(s) and or type of requirements. For example EA- <br /> Environmental Assessment is a specific application and requirement and should not <br /> be confused with a Phase I Environmental study. We also recommend that at the <br /> front of these binders you provide a summary sheet that outlines the general site <br /> plan, SUP specific/general standards and findings of fact and where the item can <br /> be found within the booklet and/or the site plan. This will make it easier for you to <br /> guide people as you conduct your presentations. <br /> Erosion Control/Stormwater Comments: <br /> 1. The project will need both an Erosion Control and Stormwater plan with a <br /> corresponding application and fees. Please note as such on plans. <br /> 2. Item 3. in the site plan denotes that a 100 yr. flood plain doesn't exist on the subject <br /> parcel when the Orange County GIS indicates a 100 year. flood plain. Please <br /> remove reference and revised to reflect FEMA Panel and Base Flood Elevation. <br /> 3. The report results of wetland delineation denotes three ponds contiguous for the <br /> western stream of the subject parcel however, Orange County GIS indicates five <br /> pond features. The report also references the Orange County UDO incorrectly with <br /> regards to Buffer's. The report denotes < 7.5 % slope buffer = 60' actual is 65' and <br /> > 7.5% slope report denotes 85' actual is 80'. A Stream Call request (SWID) is <br /> suggested for the parcel since current field conditions are the determining factor for <br /> buffering surface waters. <br /> 4. Item 6. In the site plan needs to also reference that after approval of the Erosion <br /> Control and Stormwater plan a preconstruction conference is required prior to any <br /> land disturbance. <br /> 5. No net increase in peak flow leaving the site from the predevelopment conditions <br /> for the 1 year, 24 Hour storm. <br /> 6. Nutrient limits for the Back Creek Protected watershed are Nitrogen 3.8 <br /> pounds/acre/year, Phosphorous 1.43 pounds/acre/year. <br /> 7. Low Impact Development (LID) is suggested as a practical alternative for <br /> management of the Stormwater for the site as we have seen success with Solar <br /> Farm use of LID. <br /> Department of Environment and Park and Recreation (DEAPR): <br /> 1. No edits/comments. See Attached memo. <br /> Solid Waste Management: <br /> 1. No edits/comments. See Attached memo. <br /> NCDOT: <br /> 1. Please coordinate directly with NCDOT District Engineer office at (336) 570-6833 to <br /> discuss change in use and driveway permit needs/requirements. <br />
