The <br /> neighborhood is clearly showing appreciation for homes adjoining the solar farm. <br /> The Median Price is the best indicator to follow in any analysis as it avoids outlying samples that would <br /> otherwise skew the results. The median sizes and median prices are all consistent throughout the sales <br /> both before and after the solar farm whether you look at sites adjoining or nearby to the solar farm. The <br /> average for the homes nearby the solar farm shows a smaller building size and a higher price per square <br /> foot. This reflects a common occurrence in real estate where the price per square foot goes up as the size <br /> goes down. This is similar to the discount you see in any market where there is a discount for buying larger <br /> volumes. So when you buy a 2 liter coke you pay less per ounce than if you buy a 16 oz. coke. So even <br /> comparing averages the indication is for no impact, but I rely on the median rates as the most reliable <br /> indication for any such analysis. <br />
