®~nn4c , Cop-0"r <br />L" i'i <br />o <br />""6 Enso ~a <br />33 <br />Orange Covnty Comprehensive Plan <br />Chapel Hill, North Carolina ~ Neighborhood and Community Plans <br />Chapel Hill is a thriving University town with a rich history and distinct neighborhoods. <br />The University of North Carolina campus is the focal point of the community with an <br />abundance of historic sites. Downtown is immediately adjacent to the campus, and <br />both campus and downtown are encircled with historic neighborhoods. <br />Downtown Design Guidelines: As part of a planning process for Downtown Chapel <br />Hill, design guidelines were prepared to illustrate key desirable components of site <br />design and building design including: relationship to the street and sidewalk, <br />ground-floor facades, upper-story facades, heights and setbacks, window details, <br />exterior building materials, roof line treatments, utility placement, awnings, and street <br />furniture. <br />Historic District Guidelines: Guidelines show expectations and required elements that <br />plans must exhibit in order to meet criteria for Certificates of Appropriateness in three <br />local historic districts. Design standards include details forwallsand fences, lighting, <br />exterior building materials,-roofs, porches, windows/doors, and utilities. Emphasis is <br />placed on controlling changes to existing buildings. <br />Norfhside Neighborhood Conservation Design Guidelines: <br />Prepared as part of an overlay zoning district to protect the <br />character of a neighborhood adjacent to downtown, these <br />guidelines identify indigenous design elements of the <br />neighborhood and set out standards for new construction and <br />expansions. Details include symmetry of window placement, <br />building massing, front yards, fences, height/setback restrictions, <br />and rooflines. <br />Communitywide Design Guidelines: Award-winning set of <br />guidelines influencing all new development community-wide <br />includes sections on site design, architectural detail, and <br />cmoec~vrs <br />r <br />n.mi~ ohmu.. <br />r ~ ~_ <br />~:.~;~ ~.~....,d `~,~~:, . <br />~:~,~;:: <br />~~ ,a~~~ <br />,. <br />:: <br />~.. ~M' <br />. - <br />;, <br />~, <br />landscaping.
