An additional permitted use type would also be added <br /> to the modified O/RM zoning district and the existing I-1, 1-2, and 1-3 zoning districts. <br /> 2. Analysis <br /> As required under Section 2.8.5 of the UDO, the Planning Director is required to: <br /> `cause an analysis to be made of the application and, based upon that analysis, <br /> prepare a recommendation for consideration by the Planning Board and the Board of <br /> County Commissioners'. <br /> In order to accommodate and permit for new mixed use developments comprised of <br /> office, research, and manufacturing, the Planning Director is proposing to initiate a <br /> text amendment to the 0/1 (Office/Institutional) zoning district. The amendment <br /> proposes to: <br /> • Rename the 0/1 (Office/Institutional) zoning district to the O/RM <br /> (Office/Research and Manufacturing) zoning district. <br /> • Allow for additional principal uses to be permitted by right in the modified <br /> O/RM district. <br /> • Delete residential uses as a permitted use in the modified O/RM zoning <br /> district. <br /> • Delete tourist home as a permitted use in the modified O/RM zoning district. <br /> • Modify the existing assembly and packaging use type in Section 5.2, Table of <br /> Permitted Uses. <br /> • Create a new permitted use type, Research and Manufacturing Facility, to <br /> allow for research facilities with advanced manufacturing operations in the <br /> modified O/RM and existing 1-1, 1-2, and 1-3 (Industrial Light, Medium, and <br /> Heavy, respectively) zoning districts. <br /> The Comprehensive Plan text amendment is necessary to ensure references to the <br /> current 0/1 (Office/Institutional) zoning district are modified to reflect the proposed <br /> O/RM (Office/Research and Manufacturing) zoning district. <br /> 3.
