A tributary parallels the road <br />and drains northward into Long Branch. A short third stream is located in the northeast <br />portion of the property, which drains northward into Long Branch. <br />• The topography is gently rolling with a steeper slope along the streams and toward the <br />northeast corner. <br />• The site is entirely wooded with a mixture of pines and hardwoods, with the exception of <br />the power line easement that runs along the northwest corner of the property. <br />Adjacent Land Use: <br />• An active farm is located to the north and east. <br />• A 10-acre undeveloped tract is located to the south. <br />• To the west across Union Grove Church Road is the Union Grove United Methodist <br />Church, which owns 18 acres. <br />• Also to the west across Union Grove Church Road is a 10-acre residential parcel. <br />Proposed: <br />Roads: <br />• Access to the subdivision is from a proposed 980-foot long. cul-de-sac, Hastings Lane, <br />which intersects with Union Grove Church Road. The right-of-way is extended eastward <br />for future connectivity if the adjacent land is developed. (IV-B-3-c-7) <br />• The road will be constructed to NCDOT (and County) standards. (IV-B-3-c & IV-B 3-d-1) <br />Open Space/Buffers: <br />• Minimum open space required for Flexible Development Option is 33% of the entire <br />project acreage. (IV-C-1) <br />• The developer proposes 8.06 acres (40.96%) of open space, which the Homeowners <br />Association will own and maintain. All of the open space is wooded with hardwoods and <br />pines except for the area along the power transmission lines through the northwestern <br />portion of the property. All lots have direct access to open space. <br />
