Reduced <br />Prelim Plan & Connectivity Options p 36 <br />PURPOSE: Consideration of the Major Subdivision Preliminary Plan for The Hastings <br />(Formerly Lot A-9-6 Union Grove United Methodist Church Subdivision). <br />BACKGROUND: <br />Request - Preliminary Plan <br />Applicant: ENT Land Surveys on behalf of John Hart Construction and Development <br />Owner: Hart Construction and Development <br />Subdivision follows the Conservation-Cluster Option of Flexible Development. <br />• Total acreage is 20.14 acres including proposed public right-of-way. <br />• Lot sizes range from 2.01 to 2.12 acres with a 2.064 acre average <br />• .The percentage of open space is 40.96% <br />• The gross density is 4 acres per dwelling unit <br />• Lots A, B, C, D, and E are open space (see Attachment 6) <br />Location: <br />East side of Union Grove Church Road, 1,300 feet south of intersection with Arthur Minnis Road <br />in Chapel Hill Township. <br />Existing and Proposed Conditions <br />Existing: <br />• Zoning: Rural Buffer (RB) (min. lot size = 2 Acres; Max. Density with 33% open space = <br />1, unit/3 acres) <br />• The property is in the Jordan Lake Unprotected Watershed <br />
