Proposed Modification to Beaver <br /> Valley Drive <br /> PURPOSE: To consider a modification to a recorded subdivision plat modifying the extension <br /> of Beaver Valley Drive. <br /> BACKGROUND: Beaver Valley is a phased single-family residential subdivision within the <br /> Cheeks Township. Please refer to Attachment 1 for a vicinity map of the project. <br /> The Planning Board approved a Concept Plan for Beaver Valley on June 17, 1996 for project <br /> totaling approximately 101.76 acres with 75 individual lots and 20.36 acres of open space <br /> centered in and on a stream running through the project. <br /> On June 30, 1997 the BOCC approved the first phase of the project allowing for the <br /> development of 40 lots and required local roadways constructed to applicable NC Department of <br /> Transportation public road standards east of the aforementioned stream. Attachment 3 <br /> contains the various subdivision plats recorded for the project over the last 19 years allowing for <br /> the development of Phase 1. <br /> In 2007 the County's Flood Insurance Rate Maps (FIRM) were amended. As a result of these <br /> amendments, the stream running through the project was identified as being encumbered by <br /> floodplain imposing additional development constraints and buffers.
