22 <br /> JUNE 20,1994 PLANNING BOARD MINUTES <br /> Sunset Ridge Subdivision subject to the <br /> conditions contained in the Resolution of <br /> Approval. (A copy an attachment to these minutes <br /> on pages . ) <br /> Walters asked the reason for the two temporary <br /> cul-de-sacs. Kirk responded that they would be <br /> extended if the properties around them should <br /> ever be developed. <br /> Waddell asked if the City of Mebane had reviewed <br /> the plan since their jurisdiction borders the <br /> subdivision on one side. Kirk responded that <br /> there was no comment from Mebane when the plan <br /> was submitted in 1987 nor has there been any <br /> comment with this submittal. <br /> Rosemond asked about the reserved common <br /> recreation area. Kirk responded that the common <br /> area was part of Phase One which was recorded in <br /> 1987. Kirk indicated it was a common area with a <br /> pond but no improvements were proposed. Rosemond <br /> continued asking if the Homeowners' Association <br /> was contributing time and/or money for the <br /> maintenance of the common area. Kirk responded <br /> that it had been deeded to the Homeowners' <br /> Association; however, since there were no <br /> improvements on the property, he felt that dues <br /> had not been collected for maintenance. <br /> MOTION: Burklin moved approval as recommended by the <br /> Planning Staff. Seconded by Boland. <br /> VOTE: Unanimous. <br /> (2) Mt. Willing's Summit <br /> ( 15 Lots Cheeks Township) <br /> Presentation by Eddie Kirk. <br /> The property is located on the northwest side of <br /> Mt. Willing Road (SR 1120) just west of Chestnut <br /> Ridge Church Road (SR 1125) in Cheeks Township. <br /> The property is zoned Agricultural Residential <br /> (AR) and U-ENO-PW. A portion of the property is <br /> in the Upper Eno Protected Watershed district and <br /> a portion is in the Critical Area (U-ENO-CA) . <br /> Fifteen lots are proposed out of the tract of <br /> 34 .59 acres. The average lot size is 2. 16 acres. <br /> Ledge Court, a proposed public road off Mt. <br /> Willing Road will serve the subdivision. Mt. <br /> Willing Road is a paved secondary road and is <br /> designated as a collector road in the Land Use <br />
