Preliminary Plans <br /> ( 1) Sunset Ridge Section II - Phases 2 & 3 <br /> (24 Lots - Cheeks Township) <br /> Presentation by Eddie Kirk. <br /> The property is located in Cheeks Township south <br /> of West Lebanon Road (SR 1306) between Mill Creek <br /> Road and Doe Run Road. There are 24 lots <br /> proposed out of 31.23 acres with an average lot <br /> size of 1. 13 acres. The property is zoned Rural <br /> Residential (R-1) and BACK-PW and designated <br /> Rural Residential and BACK-PW in the Land Use <br /> Element of the Comprehensive Plan for Orange <br /> County. <br /> Public roads are proposed to be constructed to <br /> State standards and access will be from Sundown <br /> Drive through Section One and Section Two Phase <br /> One. Stubouts are provided to the south and east <br /> property line in Phase Three. The subdivision <br /> will be served by individual wells and septic <br /> tanks. <br /> Section One of Sunset Ridge was approved in 1986. <br /> Section Two received Preliminary Plan approval in <br /> 1987, however, only Phase One of Section Two was <br /> submitted for Final Plat approval and recorded. <br /> This Concept Plan was approved by the Orange <br /> County Planning Board on February 21, 1994 with <br /> the condition that drainage easements would be <br /> determined by the Orange County Erosion Control <br /> Officer. <br /> Agency comments were received from Environmental <br /> Health, Emergency Management, Soil & Water <br /> Conservation, County Attorney, Recreation & <br /> Parks, and NCDOT. Applicable comments have been <br /> incorporated into the Resolution of Approval. <br /> The Planning Staff recommends approval of the <br /> Preliminary Plan for Section II Phases 2 & 3 <br />
