54 <br /> e <br /> Finally,an argument sometimes advanced relates to the amount of density bonus needed to make <br /> a switch to Open-Space Development financially feasible.Although there is no density bonus threshold that <br /> is wideiraccepted,bonuses on the order of 30-100%may be needed to accomplish the goal of encouraging <br /> more developments of this style.Development projects with more than one unit per acre overall represent <br /> an increase in the number of lots that could be currently created. <br /> Ezveriences in Other Counties <br /> Counties like Loudoun County,Virginia and Clallam County,Washington have seen significant use <br /> of Open-Space Development styles in their counties since adoption of standards.However,in both counties <br /> the starting base density was considerably lower than Orange County.In Loudoun County,the basic rural <br /> zoning requires three acres per lot. In Clallam County, base rural zoning is one unit per lb acres. Thus, <br /> a significant amount of density bonus was available to offer without approaching urban densities.In other <br /> locales like Concord, Massachusetts, open-space design has been little used, perhaps because of a low <br /> density bonus. <br />
