2 <br />development process, after which a Guaranteed Maximum Price ("GMP") contract would be <br />developed for Board consideration. Upfit is expected to begin in late Fall for completion by <br />Spring 2008. <br />FINANCIAL IMPACT: In recognition of the substantial amount of work that is carried out by the <br />contractor prior to a final GMP being set, a contract committing the County to pre-construction <br />costs incurred by the contractor is forwarded for approval by the Board at the onset. This is an <br />amount that would be rolled into the GMP when negotiations are successfully finalized, but is <br />also an amount that would be paid to the Contractor in the event an acceptable GMP could not <br />be negotiated. The pre-construction services contract amount for this project is $6,500.. <br />As a reminder, $1.5 million has been allocated for the upfit of the Meadowlands building. A more <br />precise funding plan will be presented when the GMP contract is presented for Board <br />consideration within the near future. <br />RECOMMENDATION(S): The Manager recommends that the Board approve a contract, <br />subject to final review by staff and the County Attorney, not to exceed $6,500 for pre- <br />construction services with Resolute Building Company, Chapel Hill, North Carolina to serve as <br />the Construction Manager at Risk for the Emergency Services/9-1-1 Center upfit and authorize <br />the Chair to sign on behalf of the Board. <br />
