Approved 9/5/07 Oq <br />Michelle Kempinski: I am looking at lots 13-16, the property line and the setback line approaches the 80 foot buffer, <br />the question is there is not much encroachment but in order to fully protect that stream area, why not shift the <br />property line over a little bit? <br />Parker Sniffen: Which lots? <br />Michelle Kempinski: They are lots 13-16. <br />Parker Sniffen: Lots are designed so that the 80 foot buffer is coincidental with the building setback to provide as <br />much area as possible. The restrictions for what you can do rely on rules that are elsewhere and doesn't encroach <br />on that buffer. <br />Michelle Kempinski: Even though the property line crosses over into the 80 foot buffer? <br />Eddie Kirk: It comes approximately 20 feet into the setback. The septic fields won't be in that stream buffer. <br />Parker Sniffen: Rules governing the 80 foot stream buffer are under County Zoning Ordinance. <br />Michelle Kempinski: Is there anything that can be put there? <br />Eddie Kirk: It should be kept natural. <br />Jeffrey Schmitt: On page 59, under the financial impact analysis, are those average sales prices anticipated by the <br />developer? <br />Eddie Kirk: From my understanding, they are. <br />Parker Sniffen: They were provided by me on behalf of the developer. <br />John Link: We are selling the lots to individuals. We have minimum requirements for square footage which is <br />approximately 2,600 square foot. <br />Sandra Quinn: I think that is a low price. <br />Renee Price: For the future, when you are calculating open space, if a good portion of that becomes property of the <br />state, that is not a part of the project area? <br />Eddie Kirk: Is it part of the project now: <br />Renee Price: But the density changes and the final result will be a different density. <br />Eddie Kirk: You are correct. <br />Renee Price: It is misleading. I have one other request dealing with the homestead; Rich was suggesting that the <br />QRT would be able to take pictures before it is demolition. Would there be a problem with the Historic Preservation <br />Commission going there prior to demolition. <br />John Link: No. We would like to see deconstruction. <br />Sandra Quinn: Will the proposed open trail under Open Space B be under the Homeowners Association? <br />5 <br />
