The Eno River Association has recommended that a portion of the <br />open space be dedicated. (deeded) to the Eno River State Park <br />system. The dedication is part of the open space area on the east <br />side of the property and the amount will be determined in an <br />agreement between the owners and the Eno River Association. This <br />will meet the requirement for recreation and reduce or eliminate the <br />amount of the recreation payment-in-lieu. <br />6. A minimum 50 foot wide Pedestrian Open Space Area (POSA) shall <br />be provided between lot 29 in phase 2 and lot 19 in phase 3, and <br />lots 14 and 15 in phase 3. <br />9. An integrated, interconnected walking trail system shall connect this <br />phase with phase 2. <br />If more major subdivision development occurs along Pleasant Green Trail a right turn <br />deceleration or full right turn lane on Pleasant Green Road shall be reviewed by Staff and <br />NCDOT. (See page 35a for example of right turn taper) <br />The Planning Staff recommended approval, in accordance with the attached Resolution of <br />Approval. <br />• Third Action: Planning Board reviewed the Preliminary Plan on August 1, 2007 and <br />unanimously recommended approval. <br />Fourth Action: <br />1. The Board shall consider the application within a reasonable amount of time. <br />2. If the Preliminary Plan is approved by the County Commissioners the applicant shall have <br />one (1) year to prepare and file a Final Plat or to request a one-year extension from the <br />Planning Director. <br />RECOMMENDATION: The Administration Recommends Approval, in accordance with the <br />attached Resolution of Approval. <br />
