Eubanks Road Right-of-way: That the applicant shall dedicate of one-half of an 80 <br />foot right-of--way. That prior to the issuance of Zoning Compliance Permit, the Town <br />Manager shall review and approve a plat dedicating half of a 80-foot wide public <br />right-of--way along Eubanks Road. That a copy of the recorded plat shall be provided <br />prior to the issuance of a Zoning Compliance Permit. <br />4. Eubanks Road Improvements: That the applicant shall improve Eubanks Road to <br />provide half of a 49-foot pavement including a 100-foot long left turn lane, a bike <br />lane, and curb and gutter. <br />5. Driveway Location: Approves site plan moving driveway closer to the western <br />property line, and further into the Resource Conservation District, to accommodate <br />safer left hand turning lane design on Eubanks Road and to comply with North <br />Carolina Department of Transportation standards. <br />6. Eubanks Road Sidewalk: That the applicant shall construct a 5-foot wide concrete <br />sidewalk to be located a minimum of 3 feet behind the curb along the entire site <br />frontage. <br />8. North Carolina Department of Transportation Approvals: That plans for <br />improvements to State-maintained roads be approved by North Carolina Department <br />of Transportation prior to issuance of a Zoning Compliance Permit. <br />9. Bicycle Parkin: That the applicant shall provide a minimum of 6 on-site bicycle <br />parking spaces. The bicycle spaces shall comply with the Town's Class I and Class II <br />Design Manual standards. That the Town Manager shall review and approve bicycle <br />parking space design and location prior to the issuance of a Zoning Compliance <br />Permit. <br />10. Sidewalk along_the internal driveway: That the applicant shall construct a sidewalk <br />from Eubanks Road to the proposed building. <br />
