Final landscaping plans shall be submitted and approved by the Zoning Officer prior to <br />the effective date of the special use permit. <br />32. A landscaping/screening plan for the designated 100' buffer area shall be prepared by a <br />landscape architect. The plan shall be prepared in consultation with adjacent property <br />owners and approved by the Zoning Officer. The plan shall be prepared following a <br />survey of the existing vegetation of the buffer area and must identify and specify the <br />retention of specimen trees twelve inches or more in diameter and specimen flowering <br />trees such as redbuds and dogwoods which do not ordinarily grow to twelve inches in <br />diameter, provide-for year round screening and include implementation details and <br />schedules. At a minimum the screening shall he opaque from ground to a height of at <br />least six (6) feet, with intermittent visual obstruction from the opaque portion to a <br />height of at least twenty (20) feet. <br />33. That all signs be erected in compliance with Article 9 Signs fol]owing issuance of a <br />building permit and prior to the issuance of a Certificate of Occupancy for any unit. <br />No sign may be erected within the sight h•iangles for the entranceways to the <br />development. <br />34. That all structures be erected in compliance with applicable building codes following <br />application for and issuance of building permits. <br />3S. The commercial area shall be developed in conformance with the architectural design <br />plan far the Town of Hillsborough, if one exists at the time of development of Phase <br />II-C. <br />36. Developer shall coordinate mail service with the Hillsborough Postmaster prior to <br />construction of Phase I of the development. <br />37. The project shall be developed according to the following phasing schedule: <br />Phase I - Single-family lots #1-59 <br />Phase II-A - Single-family lots #60-115, #120- <br /> 139 and #274-275 <br />Phase II-B - (Entire) Multi-family area <br />Phase II-C - (Entire) Commercial area <br />Phase III - Single-family lots #116-119 .and <br /> # ] 40-273 <br />Phase IV - Single-family lots #276-423 <br />Construction plans far each phase shall be submitted and approved by the Zoning <br />OCficer prior to the initiation of constwction activity for each phase. <br />
