17 <br />5. Bicycle Racks <br />Churton Grove LLC is aware of the need for bicycle racks. The pad was <br />constructed but the racks not ordered. Staff is informed that bike racks will be <br />installed before completion of the Development. <br />6. Inadequate Landscaping at Braddock Park Entrance <br />The landscaping along North Scottswood Boulevard is not completed or even <br />required at this time. Staff requested that the developer install the evergreen <br />base screening well in advance of the recordation of the third section in order to <br />get it established (for privacy) and growing prior to the construction of the last <br />portion of the town home project. <br />Beazer Homes (builder of section 1) choose to not spend money on entrance <br />landscaping and Churton Grove, LLC, provided a Letter of Credit to guarantee <br />the installation at a later date. The $25,000 letter of credit mentioned in Staff <br />Comments # 27 is, in part, to assure that the landscaping will be installed prior to <br />Churton Grove, LLC exiting the project. <br />Irrigation is not a SUP requirement. In any event, the two main evergreen- plants <br />used are extremely drought tolerate and once established will thrive and grow to <br />30-40 feet in height. <br />7. Workmanship Issues at Churton Grove Clubhouse <br />This is an issue for the HOA, Churton Grove LLC and Newland Communities to <br />resolve. The clubhouse was an amenity offered by the developer. <br />Appendices (please refer to Mr. Buck's correspondence) <br />Appendix A -Active Recreation Space Revised Area Calculations <br />The SUP condition #27 requires seven (7) acres of active recreation area. Mr. Buck's <br />calculations are approximately correct. The two areas that are not in Appendix A are <br />the pool area for the town home .project and the walking trails. It is anticipated that the <br />town home recreation area will add approximately 20,000 square feet to the active area. <br />The walking trails will add approximately 3 miles to the equation, or roughly 2.9 acres <br />[8-foot width times (3 x 5280 ft/mile) divided by 43,580 square feet]. Adding these two <br />areas together will exceed seven acres. <br />Appendix B -Open Space Phase 1 Churton Grove <br />The trail connection for this area will be provided. See number 12 response in Staff <br />Comments memo <br />
