Site Suitability of Proposed Recreation Parcel <br />a. Transmission utility easement on all purpose field site---The section of the <br />ordinance with regard to utility easements is not applicable to the <br />Development. <br />b. Wetlands ---The wetlands on this site are not in the active recreation area. <br />Again, the site can have wetlands, but the recreation area is not allowed to <br />disturb the wetlands. <br />c. Parking --- The parking on this site is the most that can be accommodated. <br />The streets have been built to accommodate on-street parking. <br />d. Soccer Field Size --- The field is not a soccer field; it is an all-purpose field. <br />2. Acreage of Proposed Recreation Parcel <br />a. Site Suitability ---The acreages are valid. As stated earlier, the walking trails <br />have not been included in the active recreation area, nor has the active <br />recreation that will be constructed as a part of the second section of the town <br />home project. The active recreation acreage will be well in excess of that <br />specified in the SUP. <br />b. Condition 27a and 27b will be met when Phase 4 and the next section of the <br />town homes are recorded. <br />3. Lack of Connecting Paths <br />a. There will be sidewalks constructed in Phase 4. There is no SUP or <br />ordinance requirement that mandates a 30-40-foot width path to connect two <br />recreation areas especially when sidewalks and trails will be built as the <br />project progresses. <br />b. The sidewalk and trail system proposed is logical. Sidewalks are set back <br />from the edge of the street by three feet just like the rest of the project. <br />4. Required Cross Walk Locations on East and West Hatterleigh <br />
