Approximately 20 adjacent <br /> property owners and area residents attended the meeting. <br /> Henderson Woods Major Subdivision Overview <br /> Applicant: Dr. Thomas Humphries and Tom Hefner, Hefner Properties, Chapel Hill, NC <br /> Location: Intersection of Whitfield Road and Erwin Road <br /> PINs: 9891-80-0703; and 9891604884 <br /> Legal Description: DB 5892 PG 471; PB 58 PG 21; DB2027 PG 561; and PB 110 PG 157 <br /> Zoning: Rural Buffer (RB) <br /> Overlay Districts: Jordan Lake Unprotected Watershed <br /> School District: Chapel-Hill Carrboro Schools <br /> Utilities: Private individual Well and Septic Systems <br /> Total Acreage: 48 acres <br /> Proposed Lots: 19 lots <br /> Density: One dwelling units per 2.52 acres <br /> Access: Vehicular access to the subdivision is proposed via Whitfield Road. The 19 lots would be <br /> served via a network of 3 public streets (built to public street standards). Private drives and access <br /> easements are also provided to the adjacent property owners along Shakori Trail. This access <br /> drive would be restricted to those adjacent owners and Emergency Services. <br /> Proposal: Applicant is proposing a 19 lot major subdivision (Henderson Woods) with Primary and <br /> Secondary Common Open Space. The request would utilize the Flexible Development Option, <br /> which allows for minimum lots sizes of 1 acre with the provision of a minimum of 33% Open Space. <br /> The proposal holds approximately 42% of the site in Primary and Secondary Open Space (20.35 <br /> acres). All lots are adjacent and have access to Primary and/or Secondary Open Space. <br />
