Site Plan (Sheet C-3): <br /> 1. Illustrate potential well and septic areas or provide additional sheet with <br /> this information; <br /> A new sheet, C6.0 (Utility Plan) has been added to the submittal set. <br /> It shows soils, potential building locations and the septic fields as <br /> identified and located by the Health Department on GIS data (see <br /> attached report) and some potential well locations. The purpose of <br /> this information at this stage of design is only to show the basic <br /> viability of the lots. Currently S&EC is evaluating and flagging the <br /> septic locations for R.S. Jones &Associates to survey. The applicant <br /> understands that prior to final approval all lots must have adequate <br /> well locations and septic fields identified that comply with all Orange <br /> County requirements for size, flow, setbacks, etc. <br /> 2. Categorize and quantify each Primary and Secondary Area; <br /> Where the Health Department indicated primary and secondary areas in <br /> their report, the septic fields shown on sheet C6.0 have been split. The <br /> Health Department did not do this for most of the lots (see attached <br /> report). <br /> 3. Include a Site Summary (you can repeat data from cover page); <br /> The site summary data from the cover sheet has been repeated here on <br /> sheet C3.0 <br /> 4. Include and label easements for sidewalks outside of rights-of-way; <br /> A variable width easement (from 15' to 25' wide) has been added to the <br /> plans outside of the street right-of-way. The width varies to accommodate <br /> the meandering nature of the applicant's preferred sidewalk layout. <br /> 5. Planning staff recommends ending sidewalks before cui-de-sacs to cut-down <br /> on extraneous concrete and impervious surface; <br /> The applicant prefers to continue the sidewalk around the cul-de-sacs to <br /> provide a continuous walking path for the residents. <br />
