STATEMENT OF CONSISTENCY 57j!_, <br /> OF PROPOSED ZONING ATLAS AMENDMENTS WITH THE 2030 COMPREHENSIVE <br /> PLAN AND/OR OTHER ADOPTED COUNTY PLANS <br /> L.R. Jacobs, owners of a 9.8 acre parcel of property within Orange County, has initiated an <br /> amendment to the Orange County Zoning Atlas, as established in Section 1.2 of the Orange <br /> County Unified Development Ordinance (UDO) to rezone property: <br /> FROM: Economic Development Eno Lower Intensity (EDE-1), Economic <br /> Development Eno Higher Intensity (EDE-2), Lower Eno Protected <br /> Watershed Protection Overlay District, and Major Transportation Corridor <br /> (MTC) Overlay District <br /> TO: Economic Development Eno Higher Intensity (EDE-2), Lower Eno <br /> Protected Watershed Protection Overlay District, and Major Transportation <br /> Corridor (MTC) Overlay District <br /> allowing for the continued development and expansion of an existing commercial facility known as <br /> Jacobs Glass Company. The parcel, further identified utilizing Orange County Parcel Identification <br /> Number (PIN) 0803-30-5174, is located in the southeastern quadrant of the NC 751 and US70 <br /> East/Hillsborough Road, and an address of 4915 Hillsborough Road hereafter referred to as 'the <br /> property.' <br /> The BOCC finds: <br /> • The requirements of Section 2.8 of the Unified Development Ordinance (UDO) have been <br /> deemed complete, and <br /> • Pursuant to Sections 1.1.5, and 1.1.7 of the LIDO and to Section 153A-341 of the North <br /> Carolina General Statutes, the Board finds documentation within the record denoting that <br /> the rezoning is consistent with the adopted 2030 Comprehensive Plan, the Eno EDD <br /> Area Small Area Plan and/or other adopted County plans. <br /> The amendment is consistent with applicable plans because it: <br /> • Supports the following 2030 Comprehensive Plan goals and objectives including: <br /> 1. Land Use Overarching Goal: Coordination of the amount, location, pattern and <br /> designation of future land uses, with availability of County services and facilities <br /> sufficient to meet the needs of Orange County's population and economy <br /> consistent with other Comprehensive Plan element goals and objectives. <br /> 2. Land Use Goal 2: Land uses that are appropriate to on-site environmental <br /> conditions and features, and that protect natural resources, cultural resources, <br /> and community character. <br /> 3. Objective LU-1.1: Coordinate the location of higher intensity / high density <br /> residential and non-residential development with existing or planned locations of <br /> public transportation, commercial and community services, and adequate <br /> supporting infrastructure (i.e., water and sewer, high-speed internet access, <br /> streets, and sidewalks), while avoiding areas with protected natural and cultural <br /> resources. <br /> 4. Economic Development Goal 1: Public-private sector partnerships that create a <br /> stronger business climate. <br /> i <br />
