Section 2.9: Conditional Districts <br /> \Condition' A minor change is one that will not: <br /> (a) Alter the basic relationship of the proposed development to jacent <br /> property, <br /> (b) Alter the approved land uses, <br /> (c) Increase the density or intensity of development, and/ r <br /> (d) Decrease the off-street parking ratio or reduce the ffer yards provided <br /> at the boundary of the site. <br /> Zoning Di strict (CZD) <br /> (A) Gene Ily <br /> Only tho uses listed on the Table of Permitted Uses in ection 5.2 for a specific <br /> Condition Zoning District and detailed in Section 3.8 o this Ordinance shall be <br /> developed. <br /> (B) Applications <br /> Applications to re ne property to a CZD shall b submitted to the Planning Director and <br /> shall be processed accordance with the proc ure(s) for: <br /> (1) Zoning Atlas a endment (Section 2 ), <br /> (2) Site plans (Secti 2.5) for CZDs at require a site plan, and <br /> (3) The provisions of thi Section. <br /> (C) Submittal Requirements <br /> (1) In addition to the CZD ap cation form, an applicant shall also submit the <br /> following information: <br /> (a) A site plan pr ared i ccordance with the provisions of Section 2.5 of <br /> this Ordinan e, except MPD-CZ applications (see (C)(2) below). <br /> (b) A detaile description of th proposed use of property including an <br /> outline the proposed deve pment. <br /> (c) A det sled traffic survey, regard ss of the estimated number of trips per <br /> day prepared in accordance with II applicable North Carolina <br /> D artment of Transportation (NC OT) requirements or standards as <br /> ell as Section 6.17 of this Ordinanc <br /> (d) The appropriate Environmental Docume t prepared in accordance with <br /> Section 6.16. <br /> ( A landscape plan showing the location of on- ite significant trees; <br /> proposed screening, buffers, and landscaping; nd any proposed <br /> treatment of any existing natural features. <br /> (f) A summary of utility services, including processing f wastewater. <br /> (g) A schedule of construction of all elements of the prop al. <br /> (h) Any other information identified during the pre-applicatio conference <br /> deemed essential to demonstrate the project's compliance ith these <br /> regulations. <br /> (2) In lieu of the requirements in (1)(a) above, an application for a Master n <br /> Development (MPD)CZD shall include the requirements in Section 6.7. e <br /> requirements of(1)(b)through (1)(h) above are applicable for MPD-CZ <br /> applications. <br /> (3) 26 copies of the application package required in (1) and (2) above shall be <br /> submitted by the applicant. <br /> Orange County, North Carolina—Unified Development Ordinance Page 2-36 <br />
