This will include a requirement for residents to contribute a <br /> minimum number of hours to community activities each month according to abilities and <br /> interest. <br /> How are you addressing affordability? <br /> Hart's Mill is being organized according to a model which takes a comprehensive, long-term <br /> approach to affordability. We seek to create a mutually supportive, mixed-income community. <br /> Some of the features and strategies that we plan to adopt include: <br /> • Smaller homes which are less expensive to build and to maintain <br /> • Private suites in one or two shared homes <br /> • Shared facilities and amenities such as laundry, commercial kitchen, workshop/crafting <br /> spaces, media and music rooms, storage spaces and guest rooms to eliminate or reduce <br /> the need for space, furnishings and equipment in individual homes <br /> • Shared specialty and/or infrequently-used equipment <br /> • Reduced costs and improved security for energy and food from onsite production <br /> • Carpooling and shared vehicles to reduce the need for families to own a second car or <br /> truck and to reduce commuting costs <br /> • Opportunities for in-kind contributions in lieu of a portion of cash payments <br /> • Informal social support for day-to-day needs such as after-school childcare as well as <br /> emergency situations such as accidents and illnesses <br /> • Frequent shared meals which reduce both cost and time, especially for working parents <br /> • Emergency financial fund for short-term loans to residents <br /> What happens when someone leaves Hart's Mill? <br /> A homeowner leaving Hart's Mill may sell their home to the general public provided that the <br /> buyer accepts all required covenants and agreements. At the same time, the community <br /> reserves the first right to purchase homes under certain circumstances (such as foreclosure). <br /> Page 12 <br />
