Ordinance Approving Rezoning with <br /> Conditions <br /> PURPOSE: To receive the Planning Board recommendation, close the public hearing, and <br /> make a decision on a request to rezone a 112 acre parcel of property to Master Plan <br /> Development — Conditional Zoning (MPD-CZ) district in accordance with the provisions of <br /> Section 2.9.2 of the Unified Development Ordinance (hereafter `UDO'). <br /> BACKGROUND: This item was presented at the May 26, 2015 Quarterly Public Hearing. Agenda <br /> materials from this meeting can be viewed at: ht!p-://www.oranqecountvnc.qov/150526QPHKC.pd . <br /> Excerpt of minutes from the hearing are contained in Attachment 2. <br /> Conditional Zoning District (CZD) Process: The process involves the approval of a rezoning <br /> petition and site plan allowing for the development of specific land use(s) on a parcel of <br /> property. Applications are processed in a legislative manner (i.e. does not require sworn <br /> testimony or evidence) and decisions are based on the BOCC's determination that the project is <br /> consistent with the purpose and intent of the Comprehensive Plan. The typical cadence for the <br /> review of a CZD application is: <br /> • First Action — Planning staff schedules a Neighborhood Information Meeting (NIM). <br /> Staff Comment— DONE. This meeting was held on April 8, 2015. <br />
