Harvey, Planner III, (919) 245-2597 <br /> Craig Benedict, Director, (919) 245-2575 <br /> PURPOSE: To continue a public hearing on a request to rezone a 112 acre parcel of property <br /> within the Cheeks Township to Master Plan Development — Conditional Zoning (MPD-CZ) <br /> district in accordance with the provisions of Section 2.9.2 of the Unified Development Ordinance <br /> (hereafter 'U DO'). <br /> BACKGROUND: This item was presented at the May 26, 2015 Quarterly Public Hearing. Agenda <br /> materials from this meeting can be viewed at: http://www.orangecountync.gov/15052 QP C.pdf. <br /> As articulated at the public hearing, the proposed project is a village style development with <br /> approximately 34 dwelling units and involves the preservation of the majority of the property as <br /> vegetative open space and farm area (i.e. pasture and crop production). <br /> The applicant needs additional time to respond to questions posed at the May 26, 2015 <br /> Quarterly Public Hearing as well as from the July 1, 2015 regular Planning Board meeting. Staff <br /> is recommending the public hearing be continued to November 5, 2015 to allow the applicant <br /> an opportunity to respond to all questions associated with the project. <br /> FINANCIAL IMPACT: There is no financial impact to continue this item. <br /> SOCIAL JUSTICE IMPACT: There is no Orange County Social Justice Goal impact associated <br /> with this item. <br /> RECOMMENDATION(S): The Manager recommends the Board: <br /> 1. Open the public hearing, and <br /> 2. Defer the hearing by adjourning it to November 5, 2015. <br />
